Here’s Where to Start

 

It is so easy these days to view, prepare and gather information about prospective rental properties before even contacting the Property Manager to arrange an inspection.

Most real estate agencies these days have comprehensive websites what allow customers to search through current rental properties available and at what price $$$

 

 

Frequently, property addresses are not disclosed upfront due to security reasons – this does become available once your application has been processed and approved.

Does this house sound right for you?

Are there any special conditions to watch out for such as ‘No pets allowed’ or ‘shed not for tenant use’???

If this property is still sounding like the right match for you then you get to the ‘fun’ part… Completing a Pre-Application Form.

These forms are ABSOLUTELY necessary and are commonly found on every real estate agents’ website and are downloadable.                                           

These forms are not optionable and if you do not wish to provide your information, you will not be viewing properties with our agency. Your attitude at this point is very affecting on the property manager – REMEMBER THIS.

 

 

 

Your next step will be to fully complete all information required and email it to the agency along with all

other proof of identity documents requested i.e. Drivers License, Medicare Card, Health Care Card…  

 

– This email address is usually found at the bottom of the Pre-Application Form.

 

***Be aware that agencies do contact your rental references and check your name on a Tenant Database System to ensure you have not been ‘BLACKLISTED’.

 

                                               This process may take a few days (can we get hold of your Employer/previous Landlord?)

and we will get back to you as soon as we can and advise you if you

have been approved to book an appointment to view the available rental properties.

 

 

Now the fun stuff!!! HOUSE VIEWING!!!

 

 

    A suitable time will be arranged between the property manager and yourself to view the property and      you will be asked to meet at the agency office OR at the property. Time is of the essence and no one            wants to see what a property manager left waiting looks like….

   You have viewed the property and have said YES! What’s next?

 

 

The property manager then presents your application to the Landlord for approval. This is accompanied with a brief overview of how the reference checking and property viewing process went… Was the applicant well presented? Did they arrive in a clean car? Did they ask relevant questions about the property? All this is taken into consideration when reviewing your application…

 

 

 

 

 

  When the Landlord has made a decision, the property manager                      will inform you as soon as possible along with move in dates, rent and bond amounts due etc.
