Preparing your property for sale

Tips for owners

Your property is your pride and joy and you need to remember that the

buyers first impression will   be formed within the first few moments of entering your property.

If you can see the verandah post and window frames are faded – give them a lick of paint.

Weed your garden and plant some flowers. Think ‘neat and tidy’.

One of the most common areas for price negotiations comes from repairs and maintenance issues.

DYI will save you in the long run. Tighten up those loose door handles, and clean those carpets. Patch and paint the chips and cracks in the

walls – Not only does this present neatly but also help the house smell fresh, clean and looked after.

Remove clutter and pack away your private items.

By decluttering a space, the buyer can get a better sense of

the size and what they can do. Make sure you pack away or

remove anything that you do not want others to see

– Buyers are there to look at your home NOT your private property!

Allow in all available natural light. Having curtains and blinds open, you are letting the buyer see the outside attractions as well as inside. If you do not have a lot of natural light to work with, ensure all light fixtures are working – This will be picked up on straight away if not!

Before inspection cleaning tips – Before opening your home for an inspection, try and have

the dishes washed and put away, those kids’ toys packed up neatly and clothes out of sight.

Keeping your house neat, tidy and free  of pet odours throughout the sale process will help

sell your home – Don’t turn buyers off with unwelcome smells and an untidy house.

Price is the big consideration. Make sure your price is meeting the market in your area. If your house is priced too high, this may lead to a lengthy unpleasant sales process that you will not want to go through ever again!
