Property Management: Communication is EVERYTHING!

As a tenant, it can be very scary renting a home whether for the first time or the tenth but don’t hesitate to ask your property manager questions and communicate any concerns you have. Property managers have the training and are required by law to complete a course before they can legally act as a Property Manager! They have a wealth of knowledge and if they don’t have the answer to your question, they will find out for you!

Let your property manager know about maintenance (big or small) and put it in writing. This goes for both general maintenance AND, if YOU damage the property. We understand that accidents can happen. If you break a window, let us know what’s happened and that you have made necessary arrangements to have the repairs made. Remember, if you break it, you fix it! Having maintenance in writing is a great way to refer back to a previous conversation or to just make sure it was reported.

Looking to get a pet? Discuss this with your property manager first! Some owners are very strict about pets being at the premises so be sure you have permission for the specific pet you’re considering BEFORE you adopt one! If you don’t, you run the risk of having to re-home your new pet.

Rent payments are very important but if you are unable to make it on time, let your property manager know! If this is the first time it’s happened, we will be understanding but make good on your promises and pay when you say you’ll pay!

Inspections: If you’re unsure what standard of cleaning is expected for your rent inspection, just ask! We are happy to send you checklists to assist, or we can have a chat.

Communication goes both ways! We will also communicate with you as much as possible - we want to establish great working relationships. We’re here to help as much as possible and appreciate all our hard working and great tenants.

Tips when applying for a rental property

Finding a rental can be stressful! So here are our top tips:

  • Get your paperwork in order! Fill in all the details and provide your ID and proof of income (don’t wait for the property manager to ask!)
  • Let your references know to expect a phone call or email
  • Show up to viewings on time and be presentable (wearing no shoes is not a good look!)
  • Communicate with the property manager about what you are after and your current situation

All these tips will help your application process move along quicker. A property manager LOVES a proactive tenant, so get yourself organised!
